FNA freezes rates and eliminates the down payment: great boost to housing access in Colombia
The public entity maintains stable financial conditions and enables total financing, expanding opportunities for thousands of households.
Bogotá, March 26, 2026. In a challenging economic context, Fondo Nacional del Ahorro (FNA) announced the freezing of its interest rates until mid-year, a decision that seeks to provide certainty to those who plan to acquire housing and provide greater economic peace of mind to households.
The announcement is relevant in the midst of an environment in which variations in rates have directly impacted borrowing capacity. With this measure, the entity introduces a key element for decision-making: predictability in credit conditions.
To this measure is added one of its main commitments: the financing of up to 100% of the property value, which eliminates the requirement of a down payment, traditionally one of the biggest obstacles to access housing. This alternative opens the door to new segments of the population, especially formal workers and young people who do not yet have sufficient savings.
"The objective is clear: to facilitate access to housing in more equitable and sustainable conditions. Rate stability allows families to plan with greater confidence and advance in long-term decisions," the entity indicated.
Access through savings
Those interested can link through two mechanisms:
Transfer of Cesantías to Fondo Nacional del Ahorro.
Contractual Voluntary Savings (AVC), which allows building payment capacity from flexible contributions, from accessible amounts or unique contributions defined in the plan. It allows from daily contributions of approximately $6,000 to a single contribution of up to $2,112,000, depending on the agreed plan.
This scheme incorporates the savings culture as an evaluation criterion, expanding possibilities against traditional financing models.
Focus on equity
For the president of FNA, Laura Roa Zeidán, the measure responds to the need to generate more equitable conditions in access to housing: "This decision protects our members and offers them greater peace of mind at a time when stability is fundamental. We want more Colombians to be able to take the step toward homeownership with confidence and support," she stated.
Signal of stability in the market
Beyond its immediate scope, the decision sends a relevant message: it is possible to implement financial instruments that prioritize the well-being of households without disregarding market dynamics.
With clear conditions and more flexible schemes, the possibility of accessing housing ceases to depend exclusively on the level of previous savings and becomes a tangible option for a greater number of Colombians.
