What is Residential Leasing?
It is a financing alternative offered by the National Savings Fund (Fondo Nacional del Ahorro) that enables its members to acquire their own home through a financial leasing agreement. At the end of the contract term, the member may exercise the purchase option and acquire ownership of the property.
The main difference compared to a mortgage loan is that, during the term of the contract, the property remains under the ownership of the National Savings Fund (FNA). Therefore, its value is not included in the member’s assets or net worth until the purchase option is exercised.

A purchase option of 0%, 1%, 10%, 20% or 30%, agreed at the beginning of the contract and payable at the end of the lease term depending on the financed amount.

Requirements and documents
- Photocopy of identification document.
- Housing financing application form fully completed, with no amendments or strikethroughs.
- Income tax return or Certificate of Income and Withholdings (CIR) for the most recent taxable year, as applicable.
- Work certificate with an issue date no older than 60 days. Show at least six (6) months of income in the last twelve (12) months for a permanent contract or eight (8) months of income for contracts other than permanent.
- Payment, expense, or pension slips for the last three (3) months.
- Certification of the monthly salary assigned to the permanent position, for affiliates serving on a provisional basis.
The FNA may request additional documentation (specific to the economic activity) that it considers necessary for analyzing the credit application, in order to make informed decisions regarding credit risk mitigation.
