Your housing loan process

Owning your own home is possible, and you are only a few steps away from achieving it. Below, we explain the stages of the legalization process for your housing loan, once FNA determines that your property is eligible as collateral.

Appraisal

A report that establishes the commercial value of the property you intend to acquire.

Title study

The legal status of the property to be purchased is analyzed and assessed.

Notarial procedure

Signing of the purchase agreement and mortgage deed at the assigned notary's office and verification of the promissory note signature.

Registration

Recording of the public deed at the corresponding Office of Public Instruments Registry and constitution of the collateral in favor of Fondo Nacional del Ahorro.

Disbursement

Final step! Do not forget to deliver the registered deed along with the corresponding taxes to Fondo Nacional del Ahorro so that the loan funds can be transferred.

For more information

You may consult the current credit and Leasing Habitacional regulations.

Remember that this offer is calculated according to the value of the property you informed in the credit application. Therefore, once the appraisal is received, if living conditions change, the credit offer may change. Additionally, for Housing Leasing, the property value for Bogotá must be greater than 253 SMMLV, for other locations and districts the property value must be greater than 185 SMMLV.

Submission and filing of documents for property analysis

You may submit the initial documents for the analysis of your property through the following channels:

  • Email: send the documents in PDF format attached to the following address prelegalizadora@fna.gov.co.

  • Our web portal: Fondo en Línea | Credit Section | Upload supporting documents. Through this link: Fondo en línea

Another alternative is to visit your nearest service point. Check here: Service Points

Once the documents have been uploaded online or delivered in person, we will contact you by phone or email to indicate the next steps. If you do not receive our call or email, you may visit the nearest service point to request further information or speak with a commercial advisor.</br>

Below is a reminder of the documents required to begin the process, according to the requested purpose:

Documents required for the analysis of the selected property

Important
  • 5 For these purposes, the maximum approved financing percentage may not be exceeded, and shall be calculated against the commercial value of the lot or housing determined in the commercial appraisal of the property.

  • For subsequent disbursements: following authorization of the property visit, an appraisal will be conducted, and its report must reflect the progress of the works. After the final disbursement, Fondo Nacional del Ahorro may request a new appraisal in order to verify that all disbursed funds were used for the purpose for which they were requested—a condition set forth in the Credit and Leasing Habitacional Regulations. If this condition is not met, the entity may require early repayment of the entire obligation. The cost of the new appraisal will be borne by the entity.

Other required documents

Important
  • The loan must be secured by a first-priority mortgage in favor of Fondo Nacional del Ahorro S. A., constituted over the property being financed. Said mortgage shall be accepted by Fondo Nacional del Ahorro S. A. following the appraisal of the property or properties and a favorable opinion from the title study.

  • Not applicable to Leasing Habitacional.

Key aspects to make your credit effective

1

The offer is valid for twelve (12) months from the date of approval.

2

The documents required to legalize your housing loan must be delivered through the entity's service channels (Annex 2).

3

During the validity of this offer, you must complete the steps for which you are responsible and obtain a favorable title study with authorization to proceed with the deed. If the above is not completed within twelve (12) months, the offer will lapse.

4

If your loan is for the purchase of new VIS or VIP housing under the UVR amortization system, the financing percentage may be up to 90%.

5

For loans intended for housing construction and home improvement, no more than six (6) months may elapse between the first disbursement and the filing of documents for subsequent disbursements. Once this period has expired, the right to disbursement of the remaining approved loan balance shall be forfeited.

!

Please remember that procedures conducted with us are free of charge and do not require intermediaries. We invite you to report any individual or staff member who requests money to facilitate procedures at the entity through the following email denuncias@fna.gov.co.
