Your housing loan process
Owning your own home is possible, and you are only a few steps away from achieving it. Below, we explain the stages of the legalization process for your housing loan, once FNA determines that your property is eligible as collateral.
Appraisal
A report that establishes the commercial value of the property you intend to acquire.
Title study
The legal status of the property to be purchased is analyzed and assessed.
Notarial procedure
Signing of the purchase agreement and mortgage deed at the assigned notary's office and verification of the promissory note signature.
Registration
Recording of the public deed at the corresponding Office of Public Instruments Registry and constitution of the collateral in favor of Fondo Nacional del Ahorro.
Disbursement
Final step! Do not forget to deliver the registered deed along with the corresponding taxes to Fondo Nacional del Ahorro so that the loan funds can be transferred.

Remember that this offer is calculated according to the value of the property you informed in the credit application. Therefore, once the appraisal is received, if living conditions change, the credit offer may change. Additionally, for Housing Leasing, the property value for Bogotá must be greater than 253 SMMLV, for other locations and districts the property value must be greater than 185 SMMLV.

Once the documents have been uploaded online or delivered in person, we will contact you by phone or email to indicate the next steps. If you do not receive our call or email, you may visit the nearest service point to request further information or speak with a commercial advisor.

*Applies to those procedures that have leasing with another financial entity and the lease contract is going to be transferred.
The FNA may request additional documentation that it considers necessary for the legalization of the loan.
Other required documents
For the purpose of home improvement and construction, the maximum approved financing percentage cannot be exceeded, which is calculated based on the commercial value of the lot or house determined in the property's commercial appraisal.
During the pre-legalization process, the documents provided will be reviewed, and if necessary, additional documents will be requested to continue validating the presented property.
Key aspects to make your credit effective
If your loan is for the purchase of a new or used Social or Priority Interest home (VIS or VIP), under the peso amortization system, you can apply for up to 100% financing. This product is specially designed for members who do not own their own home.
The offer is valid for twelve (12) months, starting from the approval date.
The documents required to legalize your housing loan must be submitted through the institution's service channels (see page 1 of the appendix).
During the validity of the offer, you must complete the steps on your part (see page 2 of the annex) and obtain a favorable title study with authorization for deed execution. After twelve (12) months, if you haven't fulfilled what is stated in this offer, it will expire.
